If you are thinking about selling your home, the first thing you must do is determine the value of your home and set a reasonable asking price. A Comparative Market Analysis (CMA) researches and analyzes all the homes similar to yours that have sold in your area within the past 3 to 6 months. The CMA is presented in a 20 to 30 page booklet and provides pictures and specifications of homes similar to yours that have sold recently and provides an analysis resulting in a suggested current value for your home. The CMA also provides helpful hints for preparing your home for sale and advice on setting the correct asking price at the onset to ensure that your home sells quickly for the highest price possible. I will also personally examine your property to determine any upgrades or anomalies that the ordinary CMA cannot identify and make adjustments to the suggested value accordingly.
